[ FILE 03 ] CASE STUDY · #P-07
The Glebe Edwardian.
A 1908 Restoration.
First Avenue · Completed Spring 2024 · 14 weeks · 540 sq ft footprint
The owners — both architects — had outgrown the original galley kitchen but wanted to preserve the home's 1908 character. The brief was specific: open the rear of the house to the back garden, restore the original crown moulding profile, and make a kitchen that looked like it had always been there.
Removing the load-bearing wall between the kitchen and the back parlour required two LVL beams and a sistered floor joist run we engineered in coordination with their consulting structural firm. We salvaged the original 4¼" white-oak flooring from the demo'd sections, kiln-dried it, and reused it as the new island top — every plank traceable to the home's original 1908 milling.
Soapstone for the perimeter counters came in from a Vermont quarry; the slab was honed on-site to match the satin patina of the original soapstone laundry sink in the basement, which we kept in service. Brass hardware is unlacquered — it will tarnish and dull over the next decade, which the owners specifically wanted. The Carrara backsplash was bookmatched from a single block.
Total build was 14 weeks from demolition to walk-through — three weeks ahead of contract. The home was occupied throughout; we built temporary cooking facilities in the dining room and ran dust barriers nightly. Final budget came in at $184,200 against a $185,000 contract.

How a Crown build runs.
Discovery
60-day window. On-site walk-through, scope conversation, rough budget bracket. Free, no deposit, no commitment. We listen first — most clients are surprised how much of the first meeting is spent on what they want their mornings to feel like, not what colour the cabinets should be.
Design
Architectural floor plans, photoreal 3D rendering shared in-browser, and a finish board curated to your envelope. We file the City of Ottawa permit and coordinate the structural engineer when the scope demands it. Two render revisions included before contract.
Quote
Fixed-price contract within 5 business days of design sign-off. Every line itemized — demo, framing, mechanical, finishes, contingency. No cost-plus, no surprise mark-ups. Change orders are owner-initiated only and signed before work proceeds.
Build
Same crew start-to-finish — no rotating site leads, no subbed-out trades. Daily photo + text update by 5pm every workday. Weekly site walk with the project lead. Dust barriers, end-of-day clean, and we return the home to occupied condition every Friday.
Walk-through
Deficiency list completed before final payment. We hand off binders with every product spec, warranty, and maintenance schedule. 10-year transferable workmanship warranty in writing. We answer the phone in year 8 the same way we did in week 2.
[ FILE 06 ] MATERIAL LIBRARY
A small palette,
deeply specified.
We work from a curated material library — quarried stone, FSC hardwood, low-VOC sealants, and the brass we don't lacquer. Every spec traceable back to its source.
Stone
Honed quartzite, leathered marble, soapstone, Vermont slate. We honour and source domestically when possible.
Wood
Rift-cut white oak, walnut, reclaimed maple, FSC-certified hemlock. Mill-direct from Quebec and Eastern Ontario.
Metal
Unlacquered brass, blackened steel, brushed bronze inlays. Hand-finished by Almonte metalworks for our heritage builds.
Tile
Clé Tile, Heath Ceramics, Ann Sacks, Pratt & Larson. Hand-glazed, kiln-fired, with grout colours specified per panel.
